What is the difference between freehold and leasehold?
There are two different types of home ownership: freehold and leasehold. Freehold gives the owner outright ownership of the land, whereas leasehold owners only own the property for a fixed term. Leasehold ownership is most common with flats or other properties where there are shared parts.
Our part in the sale process:

Prepare the Seller’s Pack to send to your buyer’s solicitor, including questionnaires completed by you and relating to the property. The draft contract of sale will also be sent for approval;

Answer any pre-contract enquiries and questions raised from your buyer’s solicitor;

Exchange of contracts, where the transaction becomes binding between the parties;

Approve the Transfer Deed, sent from your buyer’s solicitor;

Upon completion, we redeem any mortgages on the property, deduct our costs and disbursement and then transfer the balance monies to you.
Our part in the purchase process:

Investigate the title and carry out official searches on the property to ensure there are no issues that may have a negative impact on you as the buyer;

Raise any enquiries with the seller’s solicitor;

Prepare the Transfer Deed, enabling the property to be transferred in your name;

Report our findings to you and advise you on the provision in the contract, to ensure you are happy with everything and still wish to proceed with the purchase;

Exchange of contracts, where the transaction becomes binding between the parties;

Pre-completion searches and checks;

Completion of the purchase;

Deal with the registration and Stamp Duty Land Tax.
